Best CRM for Real Estate Wholesalers in 2026

Sourced shortlist of CRMs for real estate wholesalers. What the job needs (lists, skip, dialer, foreclosure, follow-up) vs agent CRMs, Foresight first.

Illustrative scene, not a product screenshot: a wholesaler's dusk desk with a laptop pipeline, printed foreclosure and probate notices, a skip-trace sheet, and a call in progress

The job this category page is about. Illustrative scene, not a ForesightCRM screenshot; the live product is further down.

TL;DR

The best CRM for real estate wholesalers is the one that runs the actual job in one login: motivated lists, skip tracing, a dialer, foreclosure and probate workflows, and follow-up that does not die when you hang up. Generic agent CRMs route buyer leads. Investor tools like REsimpli and FreedomSoft cover more of the back office. ForesightCRM is built for the acquisitions loop from $149 per month, with a 14-day trial. A sourced shortlist is below.

Most "best CRM for real estate wholesalers" pages are a listicle with no sources. REsimpli already publishes its own category page for this search. We still needed our own ranking URL: a sourced shortlist, the real competitors named, and an honest close.

I run a wholesale operation, and I built ForesightCRM because my team needed one system for the actual job: see the filing, skip-trace the owner, dial or text, and follow up before the clock runs out. Generic agent CRMs are built for a different business. This page is the category page that says so in public, with links.

ForesightCRM is our product. Every Foresight number below is from the live site on August 22, 2026: getforesightcrm.com and our pricing page. Competitor claims are from each company's public pages, linked where cited. If a vendor does not publish a feature, I write "does not advertise." This is a sourced shortlist, not a ranked scorecard. I am not inventing search volumes or trophy rankings.

What a wholesaler CRM actually has to do

If your marketing is foreclosure, probate, and cold outbound, the stack is not "a CRM plus a spreadsheet." It is one loop:

  1. Lists. Daily county filings and other distressed owners, not a stale skip-traced CSV from last month.
  2. Skip. A phone that belongs to the owner, not a landline from 2014.
  3. Dialer. The whole team works the same list, with recording and deduping.
  4. Foreclosure and probate. Auction dates, redemption windows, and probate timing on the record, not in a side sheet.
  5. Follow-up. Texts and calls that keep going when you are on another file, and stop when a human is in the thread.

Any tool that only stores contacts fails steps 1, 2, and 4. Any tool built for agent teams fails the sourcing layer and the clock.

Why generic agent CRMs miss the job

Agent CRMs are good at a different motion: a portal or ISA drops a buyer or seller inquiry, the system routes it, and the team follows up until the appointment.

Follow Up Boss is the clean example. It calls itself "The Real Estate Team OS" and names its audiences as team leads and admins, ISAs, agents on teams, and solo agents (Follow Up Boss pricing). That product is strong at lead distribution, action plans, and call/text/email from the CRM. It does not advertise skip tracing, county foreclosure or probate feeds, or auction and redemption deadline tracking.

You can park wholesale contacts in an agent CRM. You cannot run the acquisitions loop there without bolting on a data vendor, a skip tool, and a dialer. That is the line this category page is about.

Sourced shortlist

Foresight first, then the real competitors that publish a wholesaler or investor CRM. No directory-site filler. Prices are as of August 22, 2026.

1. ForesightCRM

ForesightCRM is an acquisitions platform for wholesalers and foreclosure investors. The live homepage advertises daily foreclosure, probate, pre-probate, divorce, and lien data across 3,300+ counties, skip trace and verify, a power dialer, AI voice and SMS agents billed flat monthly, lead scoring on motivation and equity, and a buyer marketplace that tracks auction and redemption deadlines. Public plans are $149, $299, and $599 per month. A card starts a 14-day trial, and nothing is charged today.

I built it because we were working foreclosure lists at 7pm and losing deals to whoever called first. The product starts where that day starts: filings land, get skip traced, get scored, and enter a cadence. You talk to the sellers who are ready.

ForesightCRM Foreclosure Intelligence card on a live lead: 58 days until auction, September 13, 2026, with notice date, attorney, and mortgagee fields

The Foreclosure Intelligence card on a live lead in our own pipeline: auction clock, notice details, and servicer on the record.

From the live homepage, pricing, power dialer, foreclosure suite, and buyer marketplace, as of August 22, 2026:

PlanPriceAdvertised includes
Starter$149/mo2 seats, 1 number, 500 minutes, 500 SMS, 100 skip credits, pipeline, power dialer, SMS cadences
Growth$299/mo5 seats, 5 numbers, 2,000 minutes, 2,000 SMS, 1,000 skip credits, AI lead scoring, auction and NC/SC redemption tracking, buyer marketplace
Enterprise$599/mo15 seats, 15 numbers, 5,000 minutes, 5,000 SMS, 2,500 skip credits, white-label buyer marketplace, priority onboarding

The homepage bills AI as "flat monthly, not per agent." The pricing page sells two optional add-ons that attach to any plan: the AI Voice Agent at $299 per month with 500 talk minutes included (then $0.50 per minute), and the AI SMS Agent at $149 per month. Skip trace credits after the plan bucket are $0.07 each; seller-only uses 1 credit and seller plus family uses up to 2.

The foreclosure page is explicit about the clock: auction countdowns on the lead, NC and SC redemption windows, attorney and hearing data, and scheduled notice imports. The dialer page lists click-to-call with live intel, number rotation, barge/whisper/monitor, recording, and dispositions. The marketplace page scores deals against buyer buy boxes from Growth.

What Foresight does not advertise on the live marketing pages: built-in accounting, a driving-for-dollars app, and direct mail as a live plan feature. If those are the job, look at REsimpli or FreedomSoft.

2. REsimpli

REsimpli is an all-in-one investor CRM. As of August 22, 2026 its public pricing lists Basic, Pro, and Enterprise at $149, $299, and $599 per month billed yearly (monthly is offered at a higher rate, with advertised savings up to 29% yearly). Every plan advertises skip tracing, list stacking, a dialer, drip campaigns, direct mail, seller and buyer SEO sites, driving for dollars, e-signature, and a full accounting system. AI is sold as ten named agents, or as bundles at $449, $899, and $1,099 per month, plus $0.50 per AI calling minute and $0.50 per AI SMS.

REsimpli is wider than we are. Accounting, mail, and a D4D app are real products, not brochure lines. List pulling advertises absentee, pre-foreclosure, and probate filters. The tradeoff is the bill shape: advertised plan prices are yearly, and those ten AI agents are priced individually from $99 to $399 per month (REsimpli pricing). Auction date tracking and redemption deadline tracking are not advertised there.

They already rank a page for this exact query. We published a full, sourced comparison: Foresight CRM vs REsimpli.

3. FreedomSoft

FreedomSoft calls itself an all-in-one real estate investor CRM. As of August 22, 2026 its public pricing lists Start at $197 per month (up to 6 users), Grow at $297 (up to 8), and Scale at $797 (12 users included), with yearly rates of $147, $247, and $597. Every plan advertises list building, skip tracing, a built-in phone, two-way SMS, direct mail, websites, comps, a repair estimator, e-signature, and dispositions. AI Voice Agents start at $297 per month per agent. There is a 30-day money-back guarantee. A free trial is not advertised.

FreedomSoft is the long-standing all-in-one. Seat counts are generous, and the surface area is real: mail, sites, comps, rehab, and dispo in one login (FreedomSoft pricing). Skip tracing is pay-for-results, advertised as low as $0.12 per credit. Calling is a built-in phone plus "Click-2-Call Dialer Campaigns." A multi-line or power dialer is not advertised. Pre-foreclosure appears as a list type on the MLS add-on copy. Auction dates and redemption windows are not advertised.

Full sourced comparison: Foresight CRM vs FreedomSoft.

4. BatchLeads

BatchLeads is a property search and list-building platform with CRM features. As of August 22, 2026 its public pricing lists Growth at $119 per month (3 users, 10,000 leads), Professional at $349 (8 users, 35,000 leads), and Scale at $749 (26 users, 75,000 leads). Every plan advertises owner phones and emails on saved properties, 140+ filters, driving for dollars, comps, and direct mail. A 7-day free trial is advertised on individual plans. Dialer AI is an $89 per month add-on. Native carrier SMS is not included; SMS is an integration with a customer-selected provider.

If your bottleneck is building the list, BatchLeads is a serious option. Skip tracing is included in the lead allowance rather than billed per record, and the foreclosure filters on their public site are specific: Notice of Default, Notice of Sale, Active Auction, and Tax Default (BatchLeads pricing). They also advertise exporting to an external CRM or BatchDialer. Redemption deadline tracking is not advertised. Probate is not advertised as a list type.

Full sourced comparison: Foresight CRM vs BatchLeads.

5. Follow Up Boss

Follow Up Boss is an agent-team CRM, not an investor CRM. As of August 22, 2026 its public pricing lists Grow at $69 per user per month (calling is a $39 per user add-on), Pro at $499 per month including 10 users with unlimited calling and texting, and Platform at $1,000 per month including 30 users. Every plan advertises a free trial, no contract, and cancel anytime. Lead sources, smart lists, action plans, and call/text/email from the CRM are the product. Skip tracing, county foreclosure or probate feeds, and auction or redemption clocks are not advertised.

I am not knocking Follow Up Boss. It is one of the better CRMs in residential sales, and wholesalers land in it when they came from the agent side. The fit breaks when the first foreclosure list shows up and there is no skip product, no county filing feed, and no auction clock (Follow Up Boss pricing).

PropertyRadar is the other list tool wholesalers actually use. It describes itself as a hyperlocal lead generation platform, not a CRM. Public monthly prices fetched August 22, 2026 start at Solo $119 (1 user) and include Business at $599 (10 users), with a 5-day trial. Dialing is sold separately (preview $59, single line $99, multi line $149). See PropertyRadar pricing and our vs page.

Who should pick which

Pick another tool if...

  • You want accounting, direct mail, driving for dollars, and SEO sites in one yearly bill (REsimpli)
  • You want a wide investor all-in-one with generous seats, mail, comps, and rehab, and you accept no free trial (FreedomSoft)
  • Your bottleneck is building and skip-tracing lists, and you will work them in BatchDialer or another CRM (BatchLeads)
  • You run an agent team and need routing, action plans, and a sales OS (Follow Up Boss)
  • You already compared PropertyRadar, Left Main REI, 8020CRM, or Closer Control and those vs pages fit the job better

Pick ForesightCRM if...

  • Your pipeline starts with foreclosure, probate, and lien filings
  • Auction dates and redemption windows drive when you call
  • You want a power dialer in the base plan, not behind a higher tier or a second product
  • You want skip credits, SMS cadences, and the list in one login
  • You want monthly billing and a 14-day trial

The rest of our vs set is already live if you are deciding between two names: REsimpli, FreedomSoft, BatchLeads, PropertyRadar, Left Main REI, Follow Up Boss, Carrot, 8020CRM, and Closer Control.

The bottom line

"Best" in this category is not a trophy. It is whether the software does the wholesale loop without a second vendor for data, a third for skip, and a fourth for the dialer.

REsimpli already owns a page for this search and is the wider all-in-one. FreedomSoft covers more of the back office. BatchLeads is stronger at building the list. Follow Up Boss is the wrong shape unless you are still an agent team. ForesightCRM is the page that ties lists, skip, dialer, foreclosure and probate, and follow-up to one login, with a 14-day trial.

If that is the business you are building, start the 14-day trial. A card starts it, nothing is charged today, and billing is month to month.

Frequently Asked Questions

What is the best CRM for real estate wholesalers?

The useful answer is the tool that ties lists, skip tracing, a dialer, foreclosure and probate workflows, and follow-up into one system. ForesightCRM is built for that loop: plans start at $149 per month on getforesightcrm.com, every plan includes the power dialer and SMS cadences, and distressed data is advertised as daily filings across 3,300+ counties. Other real options in this article are REsimpli, FreedomSoft, BatchLeads, and Follow Up Boss. This is a sourced shortlist, not an invented ranking.

What does a wholesaler CRM need that an agent CRM does not?

A wholesaler CRM has to source distressed owners, skip-trace them, dial or text at volume, and keep auction or probate timing on the record. Follow Up Boss is a strong agent-team CRM for routing buyer and seller inquiries. Its public pricing and feature pages do not advertise skip tracing, county foreclosure or probate feeds, or auction and redemption clocks. Those absences are the job, not extra nice-to-haves.

Does ForesightCRM include lists, skip tracing, and a dialer?

Yes on the dialer. The live homepage lists a power dialer with recording and smart deduplication, and every published plan includes the power dialer and SMS cadences. Skip tracing is advertised as verified phones and emails attached to owners, with monthly credits on the pricing page. Distressed data is advertised as daily foreclosure, probate, pre-probate, divorce, and lien filings across 3,300+ counties. Auction and redemption tracking and the buyer marketplace sit on the Growth plan at $299 per month.

How does Foresight compare to REsimpli for wholesalers?

Both advertise $149, $299, and $599 plan prices. REsimpli bills those prices yearly and includes accounting, direct mail, driving for dollars, and seller and buyer SEO sites. ForesightCRM bills month to month, includes the power dialer in every plan, and treats auction and redemption deadlines as a first-class workflow from Growth. REsimpli publishes its own best-CRM-for-wholesalers page. We published a full sourced comparison at /blog/foresight-vs-resimpli.

Can I try ForesightCRM before paying?

Yes. The live site offers a 14-day trial: add a card to start, and nothing is charged today. Plans are listed month to month at $149, $299, and $599.
