Public plans are $149, $299, and $599 per month. A card starts a 14-day trial, and nothing is charged today.

I built it because we were working foreclosure lists at 7pm and losing deals to whoever called first. The product starts where that day starts: filings land, get skip traced, get scored, and enter a cadence. You talk to the sellers who are ready.

The homepage bills AI as "flat monthly, not per agent." The pricing page sells two optional add-ons that attach to any plan: the AI Voice Agent at $299 per month with 500 talk minutes included (then $0.50 per minute), and the AI SMS Agent at $149 per month. Skip trace credits after the plan bucket are $0.07 each; seller-only uses 1 credit and seller plus family uses up to 2.

The foreclosure page is explicit about the clock: auction countdowns on the lead, NC and SC redemption windows, attorney and hearing data, and scheduled notice imports. The timeline it publishes is lis pendens, notice of sale, auction, upset-bid window, redemption ends. The dialer page lists click-to-call with live intel, number rotation, barge/whisper/monitor, recording, and dispositions. The marketplace page scores deals against buyer buy boxes from Growth.

What Foresight does not advertise on the live marketing pages: built-in accounting, a driving-for-dollars app, and direct mail as a live plan feature. If those are the job, look at a wider investor all-in-one.

2. LeadCruncher

LeadCruncher calls itself an all-in-one real estate data, CRM, Triple Dialer, and skip tracer. As of August 22, 2026 its public pricing lists Assessors Data (including pre-foreclosure) at $60 per month, Successors Data at $125, Probate Leads at $125, a Bundle of all three at $250 per month, and an Annual Package at $2,200 per year. Every plan advertises a free CRM, Triple Dialer (5 accounts), mail merge, expired listing tracker, and e-file storage. Skip tracing is pay-as-you-go. There are no contracts on monthly plans.

This is a real page-one name for this query, not filler. The foreclosure data page advertises 1.5 million plus pre-foreclosure properties, daily NOD, lis pendens, and auction filings, 50-state coverage, and auction dates on the record. The homepage advertises 160 million plus property records, 3,200+ counties, and a Triple Dialer with auto-dial, recording, and SMS. The pricing page includes the CRM and Triple Dialer on every plan.

The honest tradeoffs, from those same pages: the Triple Dialer "must be linked to your Twilio.com account" and you pay Twilio directly. Skip tracing is advertised as pay-as-you-go "as low as $0.07 per record" on the homepage, while the pricing comparison table lists a skip tracing add-on at $0.15 per record. Redemption deadline tracking does not advertise. A numbered 14-day trial does not advertise; the site says sign up free and cancel anytime.

LeadCruncher is a data desk with a dialer attached. If your bottleneck is buying NOD volume cheaply and you already have a Twilio bill, that is a serious option. If the job is the clock on the lead and a power dialer that does not require a second phone vendor, that is our page.

3. Niche CRM

Niche CRM is a Salesforce managed package built for investors who work foreclosures, divorces, probate, and surplus funds. As of August 22, 2026 its public pricing lists Niche OS at $3,000 upfront plus $1,000 per month on a 12-month commitment (CRM, community, and 5 counties of foreclosure data), and Niche CRM only at $5,000 upfront plus $300 per month for first-user support. Extra users are $100 per month. Salesforce licenses are billed separately. Niche Data foreclosure lists are $100 per county per month on the CRM-only plan.

Niche is the other page-one CRM on this search, and it is a different shape from everyone else. The homepage advertises daily Niche Data into the pipeline, skip traced, equity calculated, and auto-rated, plus expired-foreclosure automation: auction date passed auto-converts, date pushed forward auto-reconverts. The pricing page is explicit that both plans ship the full CRM, and that you plug in your own Twilio, SendGrid, Lob, SmrtPhone, and Salesforce seats.

That last line is the stitch, just with better plumbing. A built-in power dialer does not advertise. Redemption deadline tracking does not advertise. A free trial does not advertise; the CTA is book a demo. If you want Salesforce, Michael Franke's community, and five counties bundled at that price, Niche is built for that buyer. 4. PropertyRadar (formerly ForeclosureRadar)

PropertyRadar describes itself as a foreclosure data and lead-generation platform, not an acquisitions CRM. As of August 22, 2026 its public pricing lists Solo at $119 per month (1 user), Team at $249 (3 users), and Business at $599 (10 users), with a 5-day free trial. Dialing is sold separately: Preview Line $59 (1,200 minutes), Single Line $99, and Multi Line $149. The foreclosure page advertises preforeclosure, auction, and REO coverage, plus CRM sync so you are not copying and pasting.

PropertyRadar is the regional-turned-national list tool on this SERP. The foreclosure feature page still leads with the ForeclosureRadar history and trustee-sale tracking in Western states (AZ, CA, CO, ID, NV, OR, UT, WA). The pricing page is a data plan: views, saves, exports, phones and emails, then a dialer add-on.

5. Lispend (Florida regional)

Lispend is a Florida county-clerk data product, not a CRM. As of August 22, 2026 its homepage advertises 18 live counties for lis pendens, daily probate in a listed subset, and seasonal tax-delinquent lists. Skiptrace inside Lispend is advertised. Delivery is CSV, a GoHighLevel autopull on the Volume plan, or a webhook into any other CRM. Recurring Closer and Volume plans start with a 7-day trial. Founder Lock is a one-time $997 purchase with no trial. Public monthly prices for Closer and Volume are not listed on the homepage.

Lispend is the clean example of a regional tool that ranks around this query. It reads Florida clerks every morning and hands you a skiptrace-ready row. It does not advertise a CRM, a power dialer, or auction and redemption tracking as the product. It tells you to push the file into GoHighLevel, BatchLeads, PropStream, or a webhook. If you only work Florida lis pendens, that can be the right first mile. It is not the system from the NOD to the first call to the deadline.
