Agentic vs generative, for wholesalers

Generative AI writes a text or a call script and waits for you to send it. Agentic CRM, as Salesforce defines it, is a system used by humans and by autonomous AI agents that plan, execute, and adapt multi-step workflows without human approval at each step, inside preset guardrails, and escalate when needed. Creatio adds that the agents have to live inside the CRM objects and workflows, not sit on top as a chatbot. For a wholesaler, the test is simple: can the system work a new foreclosure or probate filing (skip, dial or text, follow up, stand down when a human replies) without you pushing every button?

Salesforce's public definition is the one the category is using (What is Agentic CRM?):

Agentic CRM is a customer relationship management (CRM) system used by humans, as well as autonomous AI agents that plan, execute, and adapt multi-step workflows, without the need for human approval at each step. It's where agents can take action within preset guardrails, and escalate to a human whenever necessary.

Creatio's glossary says the same thing in product language: an agentic CRM "actively analyzes data, makes real-time decisions, and takes autonomous actions," and the agents "need access to and must holistically understand all the CRM objects, workflows, and relationships natively" (Agentic CRM).

Neither page is a wholesale product. That is the gap. A Salesforce Agentforce build can qualify enterprise leads. It does not advertise county foreclosure filings, auction dates, or a wholesaler power dialer. The money question for this search is which investor CRM actually applies that definition to lists, skip, dialer, and follow-up.

What the job actually requires

If your marketing is foreclosure, probate, and cold outbound, the stack is not "a CRM plus AI." It is one loop:

  1. Lists. Daily county filings, not a stale skip-traced CSV from last month.
  2. Skip. A phone that belongs to the owner, not a landline from 2014.
  3. Dialer. The whole team works the same list, with recording and deduping.
  4. Follow-up. Texts and calls that keep going when you are on another file, and stop when a human is in the thread.
  5. The clock. Auction dates and redemption windows on the record, not in a spreadsheet.

Any tool that only drafts a script fails step 4. Any tool that stores contacts and calls itself AI fails steps 1 and 5.

The live homepage advertises daily foreclosure, probate, pre-probate, divorce, and lien data across 3,300+ counties, skip trace and verify, a power dialer, AI voice and SMS agents billed flat monthly, lead scoring on motivation and equity, and a buyer marketplace that tracks auction and redemption deadlines. Public plans are $149, $299, and $599 per month. A card starts a 14-day trial, and nothing is charged today.

I built it because we were working foreclosure lists at 7pm and losing deals to whoever called first. The product starts where that day starts: filings land, get skip traced, get scored, and enter a cadence. You talk to the sellers who are ready.

The homepage bills AI as "flat monthly, not per agent." The pricing page sells two optional add-ons that attach to any plan: the AI Voice Agent at $299 per month with 500 talk minutes included (then $0.50 per minute), and the AI SMS Agent at $149 per month. Skip trace credits are listed on pricing at 100 / 1,000 / 2,500 per month by tier, then $0.07 each; seller-only uses 1 credit and seller plus family uses up to 2.

What Foresight does not advertise on the live marketing pages: built-in accounting, a driving-for-dollars app, and direct mail (the public features list marks direct mail as coming soon). If those are the job, look at REsimpli or FreedomSoft.

2. REsimpli

REsimpli is an all-in-one investor CRM. As of August 22, 2026 its public pricing lists Basic, Pro, and Enterprise at $149, $299, and $599 per month billed yearly (monthly is offered at a higher rate, with advertised savings up to 29% yearly). Every plan advertises skip tracing, list stacking, a dialer, drip campaigns, direct mail, seller and buyer SEO sites, driving for dollars, e-signature, and a full accounting system. AI is sold as ten named agents, or as bundles at $449, $899, and $1,099 per month, plus $0.50 per AI calling minute and $0.50 per AI SMS.

REsimpli is wider than we are. Accounting, mail, and a D4D app are real products, not brochure lines. The tradeoff is the AI bill: those ten agents are priced individually from $99 to $399 per month (REsimpli pricing). Auction date tracking and redemption deadline tracking are not advertised there.

3. Pathwaize

Pathwaize calls itself "the AI Operating System built for real estate investors" and, in its own FAQ, "an Agentic Operating System." Sam AI is advertised as an agentic voice partner that answers inbound 24/7, qualifies sellers, books calendar appointments, and runs outbound follow-up. Public monthly prices on August 22, 2026 are Pro $197, Plus $297 (up to 5 users), and Elite $997, plus a $197 one-time done-for-you onboarding fee on Pro and Plus ($2,000 on Elite). Voice AI, conversational AI, phone, SMS, email, skip tracing, and motivated seller data are listed; skip tracing is advertised at $0.07 per record.

Pathwaize is the competitor that uses the word agentic in public, not just "AI." The homepage advertises Atlas property data (absentee, liens, pre-foreclosure), a power dialer on the compare-features grid, direct mail, and unlimited native e-signatures. Usage is metered: Voice AI is listed at $0.39 / $0.26 / $0.195 per minute by plan, conversational AI at $0.06 / $0.04 / $0.03 per message.

What the public site does not advertise: county-sold foreclosure filing feeds with auction and redemption clocks treated as a first-class workflow. Pre-foreclosure appears as a data signal inside Atlas, not as a county auction timeline.

4. REI Pulse

REI Pulse CRM advertises an all-in-one wholesaling operating system on GoHighLevel, with one public plan at $199 per month plus usage. The site lists AI lead managers, AI lead prequalification, AI prospector campaigns, a built-in phone system, SMS and email, a dispo pipeline, one-click contracts, branded seller websites, KPI dashboards, a mobile app, and done-for-you onboarding including A2P and 10DLC. Phone minutes, SMS, and AI usage are pay-as-you-go from a wallet. No contract is advertised.

The honest read: this is a configured wholesale stack, not a blank HighLevel account. Their own page says so (thereipulsecrm.com). AI follow-up via text, email, and voicemail is a featured claim. Mentorship, a training vault, and weekly support calls are part of the pitch, which is a different product shape than a pure software subscription.

What REI Pulse does not advertise: daily county foreclosure, probate, and lien filing feeds, or auction and redemption deadline tracking on the lead record.

5. RESCALE

RESCALE advertises an AI-powered CRM for wholesalers with three pipelines (acquisitions, transactions, dispositions). Public monthly prices on August 22, 2026 are Starter $159 (3 seats, 500 leads/month), Pro $589 (10 seats, unlimited leads, AI dialer included), and Enterprise $997 (unlimited seats, AI dialer, white-label, API). The AI suite lists an AI dialer, AI lead prioritization, and an AI marketing responder. Skip tracing is advertised as instant owner skip tracing with a claimed 95%+ accuracy on primary mobiles, pulled from four credit bureaus and utility data.

rescalecrm.com is explicit about being a full replacement CRM, with CSV import/export and webhooks. Buyer discovery call buckets are listed by plan (100 / 500 / unlimited). Yearly billing is advertised at 20% off. A free trial is mentioned in the FAQ without a published day count on that page.

What RESCALE does not advertise: probate filing feeds, or redemption deadline tracking. Off-market discovery and skip tracing are the data story, not a county foreclosure clock.
