Podio has deep roots in real estate. Its documentation publishes a Real Estate Investment App Pack with 9 apps and more than 50 workflow automation flows for seller leads, cash buyers, contracts, and drip sequences. The pack requires Premium and comes set up to send and receive texts through Twilio, with smrtPhone or ClickSend as options.

A whole ecosystem grew up around it. REIvolution, listed on Podio's extensions marketplace, is a real estate investor system that works with Podio, listed at $197 per month after a 14-day trial. PodioCRMs, which describes itself as an accredited Podio partner team, builds custom Podio CRMs for wholesalers.

If your build works and the person who maintains it is still around, you may not need to move at all.

What a Podio build really costs

Podio's seat price is only the first line. Its documentation says an upgraded organization pays for every employee in its workspaces. Premium includes 25,000 automation actions per month, with add-ons from $49 to $699 per month billed monthly. Calling and texting come from partner tools such as smrtPhone, billed per seat. Then add data, skip tracing, and whoever maintains the build.

Here is each line from public pages, as of September 17, 2026:

  1. Seats. Podio's billing documentation says you "pay for all employees in your workspaces, including the first 5."
  2. Automation. Premium includes 25,000 actions per month. The pricing page lists automation add-ons from 100,000 actions at $49 per month up to 5,000,000 at $699, billed monthly ($39 to $559 billed yearly), plus API add-ons from $29 to $199 per month.
  3. The recent change. A Podio consulting firm wrote on July 20, 2026 that included Premium actions would drop from 5,000,000 to 25,000 per month starting August 1. If your flows send drips and log texts all day, count your actions before you renew.
  4. Phone and texting. Podio's pricing page lists smrtPhone as its integrated phone system partner. smrtPhone Standard is $29 per seat per month ($24 yearly) with 500 voice minutes and 1,000 text segments.
  5. The builder. There is no public price, because every build is different.

To be fair, a two-person shop that never texts can run Podio for less. The point is to count every line, not just the seat price.

On calls, I hear three Podio stories again and again. I am not blaming Podio for them. They come from how custom builds work, and they can happen on any tool.

  • One operator added up the seats, add-ons, integrations, and the builder, and called the total "insane."
  • One team's custom build broke when the developer who built it left.
  • Several teams ran texting and dialing through third-party tools bolted onto the build, so a problem could sit in any of the connected tools.

Texting rules are enforced by the product, not by a flow someone wrote. Every cold first text carries "Reply STOP to opt out." Cadence texts only send 8am to 8pm in the recipient's local time. Cold first texts stay blocked until your own 10DLC registration is approved, while calling and skip tracing work from day one. When a human texts in a thread, the AI pauses and only resumes after a long quiet period you set.

3. FreedomSoft

FreedomSoft calls itself an all-in-one CRM. Its pricing page lists Start at $197 per month for up to 6 users, Grow at $297 for up to 8, and Scale at $797 with 12 included, or $147, $247, and $597 billed yearly. 4. Left Main REI

If what you loved about Podio was shaping the system around your business, Left Main REI is worth a serious look. It is a CRM for real estate investment companies built on Salesforce, and its FAQ says the Salesforce license is included in the subscription. The pricing page lists Starter at $500 per month with 5 users plus a $3,000 implementation, Launch at $1,200 with implementation and DealSignals or DispoSignals included, and Enterprise at $2,000 with 10 users and 60 hours of professional services. 5. CarrotCRM (formerly InvestorFuse)

If your Podio build mostly tracked inbound website leads, CarrotCRM fits that job. InvestorFuse joined Carrot, and CarrotCRM grew out of it. CRM pricing lists Free for 1 user, Essential at $69 per month for 3 users, Scale at $179 for 5, and Team at $349 for 10, with no setup fees and a $99 per month AI Suite.
