The pricing page said a little over a hundred dollars a month. Six months later the card statement is several times that, and nobody can point to the day it happened. A seat for the new rep. Two more numbers. A texting pack. Skip tracing. A county list. An AI agent switched on after a webinar. That is how real estate investor CRM pricing works: the sticker is the entry fee, and the add-ons are the bill.
I hear versions of this on calls with operators all the time. One told me they were paying "five, six, seven, eight, nine, ten vendors" to run one wholesale business.
I run a wholesale operation, and I built ForesightCRM, so one of the 13 tools below is ours. Every price comes from the vendor's own public page, checked on September 17, 2026, and linked. "Not published" means I could not find the number, and "not advertised" is not the same as proven missing. Where Foresight costs more or does less, I say so.

Per-user prices multiply: five people on Follow Up Boss Grow or Podio Plus pay five times the sticker. And "unlimited" has a policy behind it: REsimpli's pricing FAQ says calling and SMS run under fair use.
Credit where it is due: REsimpli bundles a triple line dialer on every plan, Left Main includes implementation on Launch and Enterprise, Niche OS bundles five counties of data with its community, and LeadCruncher puts data, a CRM, and a dialer in one $60 plan.
The hidden costs that actually set the bill
The checklist competitors skip, with published examples as of September 17, 2026:

| Extra phone numbers | Foresight $3/mo; REsimpli $2 to $5 by plan; FreedomSoft $5.95; GoHighLevel $1.15 |

| 10DLC registration | GoHighLevel about $24.50 once (low volume), then $1.50 to $10 a month; REsimpli passes carrier fees through; Foresight $25 once if activated in a trial, credited to the first invoice |
| Dialer: included, per user, or separate? | REsimpli triple line included; PropertyRadar $59 to $149/mo; Follow Up Boss $39 per user on Grow; BatchLeads Dialer AI $89/mo |

| Onboarding fees | Left Main $3,000 on Starter; 8020CRM $3,500 or $6,500; Niche $3,000 or $5,000; REsimpli and Carrot advertise none |
| Contract term and notice | 8020CRM 24 months on two tiers; Niche OS 12 months; REsimpli annual plans are a 12-month term. Read every vendor's renewal and cancellation clause before you sign |
| Salesforce seats underneath | 8020CRM includes licenses; Niche says Salesforce bills each user; Salesforce lists Sales Cloud at $25 to $550 per user per month |

Every extra number, seat, and dialer line looks small alone and adds up across a year. Illustrative scene, not a ForesightCRM screenshot.
These lines arrive one at a time, months apart, each approved for a good reason. That is vendor creep. One operator I spoke with also spent "hours, days" building a custom setup, a cost nobody invoices.
Worked example: a solo operator texting and dialing one county

| Line (estimate) | Foresight Starter | REsimpli Solo | GoHighLevel + LeadCruncher |
|---|---|---|---|
| Plan | $149 monthly ($119 annual) | $299 monthly ($249 annual) | $97 + $60 |
| One phone number | Included | Included | $1.15 |
| 500 dialer minutes | Included | Unlimited, fair use | Included in LeadCruncher |
| 1,500 texts | 500 included, plus a +1,000 texting pack at $35 | Unlimited, fair use | $11.21 plus about $4.50 carrier fees |
| 10DLC | $25 once, credited | Carrier fees passed through | $1.50 to $10/mo, plus $24.50 once |
| 600 skip traces | 100 included, plus one $35 pack of 500 | 10,000 included | 600 x $0.25 = $150 |
| One county of foreclosure data | $75 | Pre-foreclosure list credits included | Pre-foreclosure included |
| Estimated month | $294, or $264 annual | $299, or $249 annual | About $325 to $334 |
Estimates, not quotes: one-time and pass-through 10DLC fees are left out, and GoHighLevel's $18.36 is a $1.15 number, $11.21 of texts, about $4.50 of carrier fees, and 10DLC at the $1.50 low end (about $334 at $10).

Billed annually, REsimpli Solo is the cheapest way to buy this workload. Billed monthly, Foresight Starter is $5 less and includes two seats to REsimpli's one. Before you take any annual price, read the term: REsimpli's FAQ calls annual plans a 12-month term, non-refundable after the trial.
Usage decides the winner. Inside Foresight's Starter buckets alone, the month is $224 ($149 plus the county). Double the texts to 3,000 and the +2,500 pack puts Foresight at $338, above REsimpli's $299. Past 500 dialer minutes, Foresight's next step is Growth at $299. Texting packs also raise the monthly allowance, not the daily limit on cold first texts, which starts at 100 a day and ramps as delivery health holds.
I kept 600 skip traces in every column, even though Foresight Data says phones come with its county records at no per-record charge. The two-vendor stack costs the most, mostly on pay-as-you-go skip tracing. If you run GoHighLevel today, see our GoHighLevel alternatives for wholesalers.
Test your own numbers on a real list. Foresight's 14-day trial starts with a card, and nothing is charged until it ends.
Worked example: a five-person acquisitions team
| Line (estimate) | Foresight Enterprise | REsimpli Team | FreedomSoft Start |
|---|---|---|---|
| Plan | $599 monthly ($479 annual) | $899 monthly ($699 annual) | $197 monthly ($147 annual) |
| Five users and numbers | Included (15 of each) | Included | Users included; 4 extra numbers x $5.95 = $23.80 |
| 5,000 dialer minutes | Included | Unlimited, fair use | 5,000 x $0.03 = $150 |
| 5,000 texts | Included | Unlimited, fair use | 5,000 x $0.04 = $200 |
| 3,000 skip traces | 2,500 included, plus one $35 pack | 20,000 included | From $0.12 = $360 |
| Three counties of data | 3 x $75 = $225 | List builder credits included | Lead downloads included |
| Estimated month | $859, or $739 annual | $899, or $699 annual | $931, or $881 annual |
Estimates, not quotes: REsimpli calling and texting are unlimited under fair use, and FreedomSoft's $373.80 is 4 extra numbers ($23.80), 5,000 minutes ($150), and 5,000 texts ($200), a $930.80 month the table rounds to $931.

Why Enterprise and not Growth? Growth ($299, 5 seats) includes 2,000 minutes and 2,000 texts, and this team uses 5,000 of each. With any vendor, when usage sits past a bucket, price the next plan up first.
REsimpli pricing changed with its new unlimited plans, and billed annually they are the lowest line here. Billed monthly, Foresight Enterprise comes in $40 under REsimpli Team. FreedomSoft meters the most usage but includes up to six users plus mail and website tools. Add AI and the order moves again: Foresight's AI SMS Agent is $149 a month, REsimpli's SMS Conversation Specialist is $299, and FreedomSoft's voice agents start at $297 each.

What Foresight costs, including the parts that cost extra
Full details are on our pricing page. Every plan includes:
- Power dialer with recording and monitoring
- Minutes and texts in a monthly bucket (500, 2,000, or 5,000)
- Skip trace credits (100, 1,000, or 2,500), then $0.07 each in $35 packs of 500 that never expire
- CSV import with dedupe, pipeline, and SMS and email cadences
More texts are add-ons: Texting Packs of +1,000 a month for $35 or +2,500 for $79, one-time Top-Ups of 1,000 for $49 or 2,500 for $99 (they expire at month end), and +10,000 a month for $299.
Where Foresight costs more or does less:
- Single-line dialer. REsimpli and LeadCruncher advertise triple line dialers.
- No direct mail in the plans. REsimpli, FreedomSoft, PropertyRadar, and BatchLeads advertise mail.
- AI is an add-on: $299 for the voice agent with 500 talk minutes, then $0.50 a minute, and $149 for the SMS agent.
- Bucketed usage where REsimpli now advertises unlimited standard use, and smaller skip buckets than its 10,000 to 50,000.
- Growth features start at $299: AI lead scoring, auction and NC/SC redemption tracking, and the buyer marketplace. The public API is Enterprise only.
Turning on texting during the trial costs a one-time $25 carrier registration fee, credited to your first paid invoice. Cold first texts wait for your own 10DLC approval; calling, data pulls, and skip tracing do not.
Already have a CRM and only need texting? The /texting plans are separate: Engage at $297 a month (5,000 messages, 2 seats, up to 600 new conversations a day), Scale at $497 (12,500 messages, 5 seats, AI SMS agent included), and Pro at $1,097 (25,000 messages, 10 seats, agent included). There is no trial on those plans.
How to compare real estate investor CRM pricing before you sign

Price your real usage and read the term before anything gets signed. Illustrative scene, not a ForesightCRM screenshot.
The short answer to "how much does a real estate CRM cost" is whatever your usage makes it. To find that number:
- Pull three months of real usage from your bills, not your goals.
- Price the workload, not the plan, line by line from the checklist.
- Spread upfront fees across the term. 8020CRM's $3,500 Solopreneur onboarding over 24 months adds about $146 a month.
- Read the term and cancellation notice before the trial ends.
- Get "unlimited" in writing for your volume.
- Count the logins. Every extra vendor is another bill, another export, and another place a lead falls through.
The bottom line
Real estate investor CRM pricing is not the number on the card. It is seats, numbers, texts, skip traces, counties, AI, setup fees, and the term, added up for how you work.
On today's public prices, REsimpli's unlimited plans win for heavy callers and texters willing to bill annually. Foresight wins inside its buckets, on $25 extra seats, and for foreclosure operators who want county data one county at a time.
If Foresight's shape fits your month, start the 14-day trial. A card starts it, nothing is charged until the trial ends, and you can cancel anytime.
ForesightCRM is our product. Foresight claims are from /pricing, /texting, our CRM terms and add-on price list, and getforesightdata.com as of September 17, 2026. Competitor prices are from each vendor's public pages on the same date, linked above. Worked examples are our estimates, not quotes. If something has changed, tell us and we will correct it.
