Most people who ask me how to wholesale real estate with a full-time job already know the math is ugly. One operator put it this way: "I need to reach out to three thousand people to find the twenty that actually want to say hi. I don't have time to call the three thousand." Another told me, "I'm a one man show. I'm barely able to keep track."
The answer is not more hustle at 11pm. It is a plan that fits the hours you actually have, with "a caller and a texter running while you're at your nine-to-five," as one wholesaler described what they wanted, and every real conversation handed to you.

Start narrow: one niche and one or two counties
Each niche has its own clock. Pre-foreclosures run on a sale date, so your list only helps if it arrives early. One operator told me they were getting foreclosure records about 20 days before auction and "missing four months of opportunity window." Probate moves slower and rewards patience, which can suit a nights-and-weekends schedule. It has its own research load. One wholesaler put it bluntly: "half of the list will be deceased owners." Plan extra time to find the person with authority to sell.
Two counties is plenty. You want to recognize street names, know which neighborhoods your buyers want, and see the same title company twice. That local memory is what turns a 20-minute evening call into an offer.

This list is not complete, and it keeps changing. Check your own state's real estate commission and statutes, not a course sales page, and write down the date you checked.
Then read your employee handbook. Many employers have an outside employment or conflict-of-interest policy, and it matters more if you work in lending, title, appraisal, or a government office that touches property records. If yours is unclear, ask HR in writing, and keep your outreach off company phones, laptops, and paid hours.
Automate the hours you are at work
Data intake. Stop checking the county website by hand or paying a VA to key in lists. Skip tracing. Every plan includes monthly credits (100 on Starter), and extra credits come in $35 packs of 500, or $0.07 each, that never expire. A seller-only search uses 1 credit, and seller plus family uses up to 7.
Texting that hands off to you. SMS cadences are on every plan. Cadence texts only send 8am to 8pm in the recipient's local time, and every cold first text carries "Reply STOP to opt out." That handoff matters more than it sounds. AI that kept texting after a person took over is one of the top reasons operators told me they left a tool. Reply alerts. A new reply lands in the app's notification bell, and notification settings can also send it by email or as a text to your own phone. Glance at alerts on breaks if your employer allows it, and save real conversations for your evening block.

The federal hours are in 47 CFR 64.1200(c)(1), and paragraph (c)(2) of the same section covers numbers on the national Do Not Call registry. Florida's 8pm cutoff is in Fla. Stat. 501.616(6)(a). Oklahoma's is in its Telephone Solicitation Act (15 O.S. 775C.4), which also caps commercial solicitation calls at three in 24 hours from any number to one person on the same subject. Book appointments in set windows too. Offer two specific times, like "Thursday at 6:30 or Saturday at 10," instead of "whenever works," so walkthroughs land where your week has room.

Move the blocks to fit your life, but keep them fixed. Batching offers once a week beats five separate late nights of comps, and a seller who hears "I'll call you Thursday at 6" and gets that call has a reason to trust you.
Your first month will run longer than 12 hours. Setup, 10DLC registration, and learning your counties take time. After that, the goal is to protect the blocks, not add more.
What to delegate first
"The bottleneck in my business is 100% me," one operator told me. Delegation fixes that, one block at a time, in this order.
- First, a virtual assistant for list work. Cleanup, tagging, skip-trace review, and pipeline hygiene. If data intake is already automated, this job is small, so start with a few hours a week.
- Second, a caller or closer when your call blocks overflow. When two evenings are not enough for your callbacks, pay someone to take first calls. Starter includes 2 seats, and extra seats are $25 per month.
- Third, a dispo partner when contracts outrun your buyer list. A partner with active buyers can move a deal faster than a list you built on Sundays. Put the split in writing before you share the address.
