Texting software for investors has four jobs. Get your texts delivered by registering with carriers and pacing new senders. Answer replies in plain language that sounds like a person. Stop the AI the moment you step into a conversation. Handle opt-outs and quiet hours without you having to remember. Template libraries and blast speed matter less, because a burned number or a robotic reply ends the conversation either way.

Delivery comes first. Twilio blocks texts sent from a 10DLC number that is not tied to an approved carrier campaign, and it still bills messages that carriers filter. A cheap plan that gets filtered is not cheap.

Replies come second. A seller who answers a cold text is checking whether a real person is on the other end. Good AI texting for wholesalers answers what the seller actually wrote; a reply that ignores it gets a STOP or silence. One operator told me they wanted "a caller and a texter running while you're at your nine-to-five," not a bot.

Human takeover is third, and buyers forget to ask about it. When you text a seller yourself, the AI should stay out until the thread goes quiet. Two voices in one conversation is how a warm lead goes cold.

Opt-outs are fourth. CTIA's Messaging Principles and Best Practices tell senders to use standard STOP wording and also act on normal-language requests like "please opt me out." Sellers rarely type the keyword.

What to check before you buy SMS software for real estate investors

Ask eight questions before you pay. Who handles 10DLC registration, and what happens before approval? How are opt-outs caught? What hours do texts go out? What does the AI do when you reply yourself? What does each text really cost after carrier fees? How many cold texts a day can you send? Is it a CRM or does it plug into yours? When does DNC and litigator scrubbing run?

Use this as your script on every demo call, including ours.

  • 10DLC registration. Who files it, whose name is on it, and are cold texts held until it is approved? On September 17, 2026, Twilio's help center said campaign reviews are taking 10 to 15 days.   • Opt-out handling. Does it catch "stop texting me" and "take me off your list," or only the exact keyword? Twilio's Messaging Policy requires opt-out language like "Reply STOP to unsubscribe" in the first message.
  • Quiet hours. The FCC's rule bars telephone solicitations to residential subscribers before 8am or after 9pm at the called party's location. Florida's telemarketing law sets 8am to 8pm for commercial telephone solicitation calls. Ask whose clock the tool uses: yours or the recipient's.
  • Human takeover. When you text a seller, does the AI stop? When does it come back?
  • Real cost per text. Is carrier usage included, billed through your own Twilio or Telnyx account, or added as a provider fee? What is the overage rate?
  • Cold send caps. T-Mobile sets a daily message limit per business based on its trust score, from 2,000 to 200,000 a day, and 1,000 for sole proprietor brands. Ask how the tool paces you under that.
  • CRM or add-on. Will this replace your CRM, or push conversations into the one you keep?
  • DNC and litigator scrubbing. Does it run at import, at enrollment, or before every send, and is it on by default?

1. ForesightCRM

Foresight has two ways in, depending on whether you keep your current CRM.

Inside the CRM. Every plan includes SMS and email cadences, a power dialer, and a pipeline. From our pricing page: Starter is $149 per month with 500 texts, Growth is $299 with 2,000, and Enterprise is $599 with 5,000. The monthly allowance is a cap, and more texts come as add-on packs: +1,000 a month for $35 or +2,500 a month for $79, or a one-time top-up of 1,000 texts for $49. The AI SMS Agent is a $149 per month add-on. A card starts a 14-day trial, and nothing is charged until the trial ends.

Texting on its own. Keeping your CRM? The standalone texting plans run the conversations and leave the rest alone.

There is no setup fee and no trial. The daily ceiling only counts cold first texts, never replies or follow-ups.

What is built in on both paths:

  • A STOP line on cold first texts. Every cold first text carries "Reply STOP to opt out." People who raised their hand, like a form fill or an inbound text, do not get it.
  • Opt-outs in plain English. Carrier keywords plus phrases like "take me off your list," "stop contacting me," and "I do not wish to be contacted." A seller who writes "please stop this foreclosure" is asking for help, and is not treated as an opt-out.
  • Cold texts wait for your registration. Cold first texts are held until your own 10DLC registration is approved, while calling, data pulls, skip tracing, and the pipeline work. Foresight hosts the privacy and terms pages registration asks for, and a sole proprietor path is limited to one campaign.
  • Quiet hours on the seller's clock. Cadence texts send 8am to 8pm in the recipient's local time. Leads in Florida and Oklahoma, found from the property state or the phone's area code, get stricter handling.
  • A ramp for new senders. A new account starts at 100 cold first texts a day and earns more room only while at least 80 percent of its recent texts deliver. Cold texts over the day's budget wait for tomorrow instead of being dropped.
  • Human takeover. When you text in a thread, the AI pauses. It only resumes after a quiet period set for your account, five days by default, and it hands the thread to a human after a set number of replies.

Where we are not the pick: Launch Control publishes more volume at the top end than our largest texting plan. Foresight does not advertise ringless voicemail or iMessage.

2. Launch Control

Launch Control is the high-volume name on this list. Its pricing page lists Lite at $497 per month (12,500 texts, 750 a day, 1 user), Core at $797 (25,000, 1,500 a day), Pro at $1,497 (60,000, 3,000 a day), and Pro Plus at $2,297 (90,000, 4,500 a day). Each tier also lists "Provider Fees," from +$22 on Lite to +$185 on Enterprise. Enterprise is custom, at 150,000 to 300,000 texts.

The homepage advertises a free 7-day trial, "TCPA, 10DLC, carrier routing handled," a built-in dialer, and direct mail. Its blog describes a Generative AI Assistant that drafts messages and quick replies when prompted. An AI agent that carries the seller conversation on its own is not advertised on the pricing page. If raw volume is the job, Launch Control is built for it.

3. Lead Sherpa

Lead Sherpa pairs texting with skip tracing. Its pricing page lists Free at $0 (up to 900 texts a month, 30 a day), Starter at $149 (15,000 a month, 500 a day), Core at $499 (45,000, 1,500 a day), and Pro at $1,299 (100,000, 3,333 a day), with unlimited users on paid plans. A footnote says prices do not include service provider charges from Telnyx or Twilio, and the page's FAQ says you need "a Twilio account that is 10DLC approved." Its team walks you through that registration.

The SMS page advertises automated litigator exclusion. CRM integration is Podio and Zapier. AI-written replies are not advertised on either page. The free tier is a real way to test first.

4. REI Reply

REI Reply is the lowest sticker price here. The homepage lists $99 per month or $997 per year and advertises an AI contact center with an AI voice and text assistant that handles first conversations and qualifies leads. Its FAQ says that apart from your Twilio usage, the price is $99 a month, so texts and calls run through a Twilio bill you manage.

The same FAQ says the team helps with A2P 10DLC approval for free, including sole proprietor registration and a website if you lack one. It also says there are no refunds, and you can cancel anytime. If you are comfortable owning the Twilio side, the entry price is hard to beat.

5. BatchLeads

BatchLeads is a list-building platform first. Its pricing page lists Growth at $119 per month (3 users), Professional at $349 (8 users), and Scale at $749 (26 users), billed monthly, with 40 percent off on an annual commitment and a 7-day trial. Texting is an "SMS Integration (if approved)" that connects to providers such as Twilio and Plivo. It is not on Growth. If you have no SMS provider yet, the page says you may need your EIN, articles of incorporation, a business website, and your opt-in form.

Its help center says texts are charged through your provider, not BatchLeads. BatchText does not appear on the current pricing page. Full comparison: Foresight CRM vs BatchLeads.

Smarter Contact and RiverX's Rainmaker are not priced here: Smarter Contact's pricing page served a bot check on September 17, 2026, and I found no current public Rainmaker pricing.
